Six Questions Your SVN Franchise Business Plan Must Answer

We built this commercial real estate franchise business plan in Microsoft Word using our own independent research into the brand's model and unit-level economics. All six chapters are pre-populated with data specific to opening and operating a brokerage office, including financial projections showing a 2-year payback and revenue growth to over $3,038,000 by year five. The entire document is fully editable to match your local market and specific goals.

Executive Summary: What is the core business opportunity?

The opportunity is to launch a commercial real estate franchise unit in Austin's North Burnet tech corridor, leveraging the brand's 'compensated cooperation' model to serve a high-growth niche of tech companies and institutional investors. The business case is built on a proven franchise system, a strategic location, and a strong financial model projecting a 10.33% IRR.

Key Opportunity Drivers

  • Establish a specialized brokerage in a prime tech-focused submarket.
  • Utilize the franchisor's unique commission-sharing model to maximize deal flow.
  • Target underserved mid-market clients and out-of-state investors with tech-enabled services.
[dynamic_pic9]

Products & Services: What does the franchise unit sell?

The franchise unit generates revenue primarily through brokerage commissions from investment sales and office leasing, supplemented by advisory retainer fees and co-brokerage commissions. The core value proposition is delivering maximum property exposure and transparent representation, which is defintely a differentiator in the market.

Primary Revenue Streams

  • Investment Sales Commissions: Projected at $200,000 in the first year.
  • Office Leasing Commissions: Forecasted to generate $120,000 in year one.
  • Advisory Retainer Fees: A stable income source starting at $50,000 annually.
[dynamic_pic10]

Market Analysis: Who are the target customers?

The primary customer segments are tech entrepreneurs and startups in the North Burnet/The Domain area, institutional investors seeking high-growth Texas opportunities, and out-of-state investors needing tech-enabled brokerage services. The plan focuses on this specific, high-value niche rather than competing in the broader, more saturated market.

Key Customer Segments

  • Tech companies and startups needing office space in a competitive corridor.
  • Institutional and out-of-state investors attracted to the Austin tech boom.
  • Mid-market property owners seeking better representation and market reach.
[dynamic_pic11]

Marketing and Sales Plan: How will the unit acquire clients?

Client acquisition will be driven by a hyper-local digital strategy, thought-leadership events, and strategic partnerships. The plan allocates $1,800 per month for SEO marketing services and $1,200 per month for hosting 'Market Insight' symposiums to build a strong local brand presence and generate qualified leads directly from the target audience.

Client Acquisition Channels

  • Hyper-local SEO to capture targeted search traffic for commercial property.
  • Monthly networking events to establish authority and build relationships.
  • Referral partnerships with local tech incubators and venture capital firms.
[dynamic_pic12]

Management and Organization: Who will run the brokerage?

The brokerage will be led by an experienced Managing Principal, supported by a team of brokers and administrative staff. The initial staffing plan includes one Managing Principal, one Senior Broker, one Junior Broker, and one Administrative Staff member, ensuring a lean but effective team to manage operations and drive revenue from day one.

Day-One Staffing Plan

  • Managing Principal: Oversees strategy, operations, and key client relationships.
  • Senior Broker: Manages major accounts and mentors junior staff.
  • Junior Brokers: Focus on lead generation and transaction support.
[dynamic_pic13]

Financial Plan and Metrics: How much funding is needed and what is the expected return?

The plan requires an initial capital expenditure of $130,050 to cover the franchise fee, office improvements, equipment, and launch marketing. With revenues projected to grow from $585,000 in year one to over $3,038,000 in year five, the model shows a full payback in 2 years and breakeven within the first month of operation, even after accounting for the 7% royalty and 2% marketing fees.

Key Financial Metrics

  • Total Startup Investment: $130,050 in initial capital expenditures.
  • Breakeven Point: Achieved in January 2026, just one month after launch.
  • Payback Period: Initial investment is fully recovered within 2 years.

CODE is the book you should get.
Format: Paperback
The best book to enter the field. Grateful that Charles Petzold decided to write it, even happier this was one of the first books I picked up. Recommend to everyone wanting to become a programmer, or just interested in computers.

If you only buy one technical computer book, this is it
Format: Paperback
Disclaimer: I owned the first edition for years and read it a dozen times, mainly for pleasure since it’s not only informative but also just enjoyable to read. I’m a professional software architect and have dozens of textbooks on computer science and engineering so I’ve been around the block. This is the kind of book I would buy all for all my friends (if I had more than a couple) and family members (if they were even slightly into computers, which they aren’t sadly). Petzold does an exceptional job at describing digital logic and guides you through building a conceptual CPU from very first principles. I think his bottom up approach is the way to go and has helped me understand complex topics in an extremely simple way. When I’m not reading fiction, this is my go to bedtime reading. The second edition has about 100 more pages than the first and some content has been completely reworked and it’s great. If you ever had even a passing interest in knowing how computers work at a very fundamental level, get this book!

First programmer?
Format: Paperback
As an ardent reader of the past 1st edition, I was fairly excited to get the latest version. That is, until I encountered the history chapter of the new edition. For one thing, what I do NOT understand in this second edition is the newly added description of August Ada Byron (countless of Lovelace). The author claims it was Babbage who was the first programmer to design the engines, not Ada. I am not trying to start a futile argument here about who has more or fewer contributions, etc. What I am trying to assert here is that it is undisputed that Ada (unless the new evidence arises) left *the very first demonstration* of what this seemingly imaginary machine, which didn't even physically exist, was capable of through her program. Because Babbage designed the engine itself, that doesn't automatically put him in the position of a programmer (despite Babbage being a brilliant engineer/scientist and may have had a simple or detailed program in his mind). However, it was Ada who gave a definite touch to programming concepts that ultimately led to modern-day programming. Ada deserves more recognition than a mere "tutorial writer," and she is certainly entitled to the title she deserves. Other than that, like the previous edition, this book is a must-read for people who are from related/unrelated fields. I always loved the 1st edition, and I would do too with the 2nd. Still, I think history should always be approached with more care, particularly if matters have potential controversies.

One of the few books worth your time
Format: Paperback
If you want to learn computers, start here. Learning from a historical perspective removes complexity of trying to start with say GPUs - you learn just like computer engineers did, incrementally.

An absolutely brilliant book
Format: Paperback
This is an amazing book for the right kind of reader. It's a lot like Euclid's Elements but for computers as it leads the reader through designing a computer from first principles and builds to the point of creating software and adding peripherals. It's an amazingly clear but slightly challenging read. I have given this book as a gift many many times. It's an absolute classic in my opinion.
